As each transaction is different, we are unable to give an accurate estimate of our fees until we are aware of all the details in relation to your transaction.
Our costs range from £1,250 - £6000
and vary upwards depending on the value of the property, complexity of the case, and the client’s individual circumstances and the other sides’ compliance. If complications arise, it will affect the fees quoted. We will inform you in advance should this happen.

Key stages
Our work in a sale of a property will include:
- Taking your instructions and providing you with initial advice
- Carrying out all legal work in relation to your matter (if applicable) e.g. drafting contract of sale, liaising with the opposition solicitors, responding to requisitions raised, dealing with HM Land Registry, exchange contract.
- Obtaining title documents and details of the parties involved
- Preparing contract papers and negotiating it with the buyer’s solicitors
- Communicating with the buyer’s solicitors regarding any raised enquiries
- Exchange contracts
- Completing the transaction and obtaining funds from the buyer’s solicitors
- Redeeming any existing mortgage and accounting you with the proceeds of sale
- Inform you with the completion
Our work in a purchase of a property will include:
- Taking your instructions and providing you with initial advice
- Anti-money laundering check on source of funds
- Carrying out searches
- Receiving and advising on contract documents
- Obtaining further documentation if necessary
- raising any necessary enquiries to the seller’s solicitor
- Send final contract to you for execution
- Agree completion date
- Inform you with the completion
Overseas buyers
Due diligent and tracking of funds required overseas funds, so our fees will be an additional fee of £1000 + VAT for funds up to £100,000. For over £100,001, we charge a further £500 + VAT for every £100,000 increment.
To Prepare deed of gift we will also charge an extra of £750 + VAT. Please contact us for further information.
If a matter is aborted, we will bill you for the work done at our hourly rate, which we will set out in our client care letter. Our hourly rate is £100.

Is VAT payable on our fees and disbursements? If so, how much is charged
All our fees and most disbursements are charged at 20% currently in force. Disbursements are charges paid to a third party.
Money on account
We normally ask for £500-£750 money on account to start the case.
Timescale
Although we try our best to provide you with the estimated timescale of the process, it is hard to guarantee how long the process will take. The type of transaction, length of the chain, and speed of all the other relevant parties will influence the length of the process.
The average process for a straightforward sale will take between 8-12 weeks on average to exchange. Further 2 weeks, expecting that all parties being agreeable to the completion date. When you are purchasing, the process usually takes between 6-10 weeks.
Mortgage/Re-mortgage
We are on the panel for Barclays, HSBC, Clydesdale Bank, Yorkshire Bank, and Nationwide. Please contact us with more details regarding the property and the lender.
We are Conveyancing Quality Scheme (CQS) accredited solicitors since 2013. Our work follows the CQS guidelines and our staffs are trained by CQS to provide conveyancing services over and above the benchmark set out by the Law Society.

Time Scale
We normally expect a re-mortgage to complete within five weeks of receiving full instructions. This would depend on when the offer of loan and searches are received.
Disbursements
Disbursements are costs incurred in the matter payable to a third party. We will inform you in advance when these disbursements occur.
- Land Registry title documents (no VAT) £3 each
- Search fees – This will vary region by region but may typically reach around £350 for the basic searches. With the London area usually more expensive.
- Land Registry priority searches £3 (no VAT)
- Bankruptcy searches £2 per person purchasing
- Land Registry fee – depends on the value of the mortgage you are obtaining. This can be calculated on the Land Registry’s website
